Hardwood floor refinishing in Los Angeles

Worn, gray or scratched hardwood can often be brought back without replacing it. Solid hardwood and engineered floors with a thick enough wear layer can be sanded to bare wood, re-stained if you want a new color, and sealed with a fresh finish.

If the finish is dull but the wood itself is not damaged, a screen-and-recoat may be enough. We look at the floor in person and tell you which one it needs.

How it works

  1. 1. Assessment

We check wear-layer thickness, previous sandings, gaps and damaged boards.

  2. 2. Repairs

Loose or damaged boards are replaced and weaved in before sanding.

  3. 3. Sanding

Sanded in stages to bare wood, with edges and corners detailed.

  4. 4. Stain samples

Stain swatches applied on your floor so you choose the color on your own wood.

  5. 5. Finish coats

Sealer and finish coats with the recommended dry time between them.

Hardwood refinishing vs. screen and recoat

A screen and recoat lightly abrades the existing finish and adds a fresh topcoat. It restores sheen and evens out light wear in a day or so, but it does not remove deep scratches, gray worn areas or stains, and it cannot change the color. Full refinishing sands the floor to bare wood, removes damage and old finish, and lets you choose a new stain before new finish coats go on. If the finish is dull but intact, a recoat may be enough; if the wood itself is worn or you want a new color, full refinishing is the answer. We check which applies at the assessment.

Can engineered hardwood be refinished?

It depends on the wear layer, the real-wood top layer. Floors with a thicker wear layer, often 3 mm and up, can usually be fully sanded at least once; thinner wear layers may only allow a screen and recoat. Wire-brushed and hand-scraped textures and some factory finishes also change the approach. We measure the wear layer, often at a floor vent or threshold, before recommending anything.

When replacing hardwood makes more sense

Refinishing is not always the best value. Replacement usually makes more sense when boards are cupped or buckled from moisture, the wear layer is too thin to sand again, there is widespread damage or pet stains through the wood, or you want a different width, species or layout. Questions we hear

Can engineered hardwood be refinished?+

It depends on the wear layer. Floors with a thicker top veneer can usually be sanded at least once; very thin veneers may only take a recoat. We measure it at the assessment.

Can you change the color of my floors?+

Yes. Once the floor is sanded to bare wood it can be stained a new color. We put samples down on your floor before committing.

Do I need to move out?+

Plan to stay off the refinished rooms while the finish cures. We give you the timeline for your specific finish.
