Hardwood flooring and installation in Westlake Village
Engineered or solid hardwood?
Both are real wood. Solid hardwood is one piece of wood through its thickness and is nailed to a wood subfloor; it can be sanded and refinished several times. Engineered hardwood is a real-wood top layer bonded to a cross-layered core, which moves less with humidity and can be glued down or floated over concrete slabs as well as installed over plywood.
What we recommend in Westlake Village
Westlake Village homes are often built on concrete slabs, which suit engineered hardwood glued down or floated after a moisture test. Two-story homes often have plywood upstairs, where nail-down is possible.

Engineered hardwood and European white oak in Westlake Village
Westlake Village clients tend to choose light European white oak in wide planks or herringbone. Engineered construction is our standard recommendation for lakefront homes.
Staircases & stair treads
Open staircases are common in Westlake's newer homes. We install thick oak treads that match the floor and can work with existing glass or metal railings.
Laminate flooring installation in Westlake Village
Waterproof-rated laminate is a popular pick for family homes around the lake, with strong scratch resistance for pets and kids.
Laminate has a wood-fiber core under a hard, scratch-resistant surface and usually installs as a floating click floor. Water resistance varies by collection, so we show you each product's rating and warranty terms before you choose.
Luxury vinyl plank installation in Westlake Village
Luxury vinyl plank is a good fit for kitchens, laundry rooms and homes with lake or pool access where wet feet come inside.
Luxury vinyl plank (LVP) and rigid-core SPC have a vinyl core that does not swell from surface water. The installed floor still is not floodproof, and the subfloor has to be flat and dry for the click joints to hold.

How flooring installation works in Westlake Village
- Removal. We take out carpet, tile, laminate or old wood and haul it away; removal is a separate line in your estimate.
- Flatness check. The subfloor is checked against the flooring manufacturer's flatness tolerance. High spots are ground or sanded and low spots filled with a compatible patch or leveler.
- Moisture testing. Concrete slabs and wood subfloors are tested with the method the manufacturer requires before anything is installed.
- Installation method. Nail-down over plywood, glue-down or floating over concrete, or click-together floating floors for laminate and vinyl, matched to the product's instructions.
- Transitions and baseboards. We plan thresholds and reducers between rooms and either reinstall your baseboards or install new MDF baseboards in a choice of profiles.
Many neighborhoods have HOAs; we check whether your association has rules on work hours or underlayment. More on floor removal and subfloor preparation and our flooring installation service.
Materials only, or materials with installation
Buy your flooring from us and have our team install it, or order materials only for your own contractor. If you have already bought flooring, ask us about installing it.
Stairs are quoted with the floor: hardwood treads and risers, or stair noses for laminate and vinyl when the collection makes a matching part. We confirm what is available for your floor before you order.

What matters for floors in Westlake Village
Herringbone done right
Herringbone is only as good as its layout. We set the pattern from the home’s main sightlines so it reads straight from the entry, then flow it cleanly into every room.
Stable floors near the water
Homes near the lake see more humidity swing. Engineered European oak with a plywood core stays flatter than solid wood, so it’s our go-to for waterfront homes.
Matte, light finishes
Ultra-matte, light-toned oak suits Westlake’s bright, open homes and hides everyday wear far better than a glossy finish.
Working in Westlake Village

- Gated communities here often require contractor registration and set work hours, which we arrange in advance.

A recent Westlake Village project
We designed and built a whole-home remodel of this waterfront house in Westlake Village, next door to Thousand Oaks. Before, the two-story living room had green wall-to-wall carpet, a brick chimney and a solid loft wall. We pulled the carpet and chose Monarch Plank's Lago Devero European oak to carry through the home. The main floor is laid in herringbone, while the upstairs switches to straight wide plank in the same product, so the two levels share one color and finish but each has its own character.
- Flooring
- Monarch Plank Lago Devero engineered European oak
- Layout
- Herringbone on the main floor, straight plank upstairs
- Plank size
- 7" wide, 9/16" thick, random lengths up to 86"
Westlake Village flooring questions
Can herringbone and plank be used in the same home?+
