Hardwood flooring and installation in Santa Monica

Engineered or solid hardwood?

Both are real wood. Solid hardwood is one piece of wood through its thickness and is nailed to a wood subfloor; it can be sanded and refinished several times. Engineered hardwood is a real-wood top layer bonded to a cross-layered core, which moves less with humidity and can be glued down or floated over concrete slabs as well as installed over plywood.

What we recommend in Santa Monica

Engineered European white oak is what we installed in our Santa Monica project: 7.5-inch planks in random lengths from 1 to 6 feet. On condo slabs it is glued or floated over the underlayment your building approves; in houses with raised wood subfloors it can be nailed down.

Engineered hardwood and European white oak in Santa Monica

Near the ocean we lean toward engineered European white oak on a plywood core rather than solid boards, because it moves less with the marine-layer humidity. Light, matte finishes are the most requested here and are also the most forgiving with beach sand.

Staircases & stair treads

Two-story townhomes and condos in Santa Monica often have short, steep stair runs. We use tread caps or full treads with matching nosings so the stairs meet code and match the new floor.

Laminate flooring installation in Santa Monica

Laminate works in bedrooms, offices and rentals away from wet feet. Choose a waterproof-rated line if it will be near an entry or kitchen, and know its limits.

Laminate has a wood-fiber core under a hard, scratch-resistant surface and usually installs as a floating click floor. Water resistance varies by collection, so we show you each product's rating and warranty terms before you choose.

Luxury vinyl plank installation in Santa Monica

Luxury vinyl plank and SPC are the practical choice for beach-level floors, entries, kitchens, baths and rentals.

Luxury vinyl plank (LVP) and rigid-core SPC have a vinyl core that does not swell from surface water. The installed floor still is not floodproof, and the subfloor has to be flat and dry for the click joints to hold.

How flooring installation works in Santa Monica

  1. Removal. We take out carpet, tile, laminate or old wood and haul it away; removal is a separate line in your estimate.
  2. Flatness check. The subfloor is checked against the flooring manufacturer's flatness tolerance. High spots are ground or sanded and low spots filled with a compatible patch or leveler.
  3. Moisture testing. Concrete slabs and wood subfloors are tested with the method the manufacturer requires before anything is installed.
  4. Installation method. Nail-down over plywood, glue-down or floating over concrete, or click-together floating floors for laminate and vinyl, matched to the product's instructions.
  5. Transitions and baseboards. We plan thresholds and reducers between rooms and either reinstall your baseboards or install new MDF baseboards in a choice of profiles.

For condos, tell us the building's work hours and flooring rules when you book. At the visit we bring samples, measure and check the subfloor, then quote materials and installation, or materials only. More on floor removal and subfloor preparation and our flooring installation service.

Materials only, or materials with installation

Buy your flooring from us and have our team install it, or order materials only for your own contractor. If you have already bought flooring, ask us about installing it.

Stairs are quoted with the floor: hardwood treads and risers, or stair noses for laminate and vinyl when the collection makes a matching part. We confirm what is available for your floor before you order.

What matters for floors in Santa Monica

Engineered wood near the coast

Solid wide boards move more as humidity changes near the ocean. Engineered hardwood's cross-layered core stays more stable, which is why wide planks like the 7.5-inch boards in our Santa Monica project are made as engineered flooring. It is still wood, not a waterproof floor.

Condo and building rules

Many condo associations require an underlayment with a minimum sound rating before hard flooring replaces carpet. Send us your building's flooring rules and we choose an underlayment that meets them before we quote.

Finishes that hide sand

Light, matte and wire-brushed finishes hide everyday grit better than glossy ones. For entries, kitchens and rentals, waterproof luxury vinyl or SPC is the practical alternative.
