Hardwood flooring and installation in Rolling Hills

Engineered or solid hardwood?

Both are real wood. Solid hardwood is one piece of wood through its thickness and is nailed to a wood subfloor; it can be sanded and refinished several times. Engineered hardwood is a real-wood top layer bonded to a cross-layered core, which moves less with humidity and can be glued down or floated over concrete slabs as well as installed over plywood.

What we recommend in Rolling Hills

Most Rolling Hills ranch homes we see are built on concrete slabs, which points to engineered hardwood glued down or floated after a moisture test. Additions and older wings sometimes sit on raised wood subfloors, where solid oak can be nailed down and sanded again in future. We check each part of the house rather than assume one method.

Engineered hardwood and European white oak in Rolling Hills

Light and mid-tone European white oak in 8- to 10-inch planks suits the long rooms and big windows common in Rolling Hills ranch homes. A matte or oiled-look finish hides the dust that comes with open land and horse property better than a gloss finish.

Staircases & stair treads

Ranch homes here are often single-level, but many have a few steps between rooms or a second-story addition. We replace carpeted steps with hardwood treads and matching nosings. Matching stair nosings are available for many, but not all, of the floors we carry, so we confirm availability for your chosen floor before you order.

Laminate flooring installation in Rolling Hills

Laminate is a practical pick for guest houses, offices and kids' rooms on a large property: it resists scratches and costs less than hardwood. For back entries and tack rooms, choose a water-resistant or waterproof-rated laminate and know its limits.

Laminate has a wood-fiber core under a hard, scratch-resistant surface and usually installs as a floating click floor. Water resistance varies by collection, so we show you each product's rating and warranty terms before you choose.

Luxury vinyl plank installation in Rolling Hills

Luxury vinyl plank and SPC are our usual recommendation for mudrooms, laundry rooms and the areas closest to the barn or pool, because the vinyl core does not swell from surface water.

Luxury vinyl plank (LVP) and rigid-core SPC have a vinyl core that does not swell from surface water. The installed floor still is not floodproof, and the subfloor has to be flat and dry for the click joints to hold.

How flooring installation works in Rolling Hills

  1. Removal. We take out carpet, tile, laminate or old wood and haul it away; removal is a separate line in your estimate.
  2. Flatness check. The subfloor is checked against the flooring manufacturer's flatness tolerance. High spots are ground or sanded and low spots filled with a compatible patch or leveler.
  3. Moisture testing. Concrete slabs and wood subfloors are tested with the method the manufacturer requires before anything is installed.
  4. Installation method. Nail-down over plywood, glue-down or floating over concrete, or click-together floating floors for laminate and vinyl, matched to the product's instructions.
  5. Transitions and baseboards. We plan thresholds and reducers between rooms and either reinstall your baseboards or install new MDF baseboards in a choice of profiles.

Plan the order of rooms with us: on a large single-level home we often work wing by wing so you can keep living in the rest of the house. More on floor removal and subfloor preparation and our flooring installation service.

Materials only, or materials with installation

Buy your flooring from us and have our team install it, or order materials only for your own contractor. If you have already bought flooring, ask us about installing it.

Stairs are quoted with the floor: hardwood treads and risers, or stair noses for laminate and vinyl when the collection makes a matching part. We confirm what is available for your floor before you order.

What matters for floors in Rolling Hills

Ranch homes with long, open rooms

Many Rolling Hills houses are single-level ranch homes with long sightlines, so plank direction, width and a floor without thresholds matter more than in a tract house.

Gated, private roads

Every visit and delivery comes through a gate. We give you names and vehicle details ahead of time so the guard can clear the crew.

Horse properties and mudrooms

Equestrian properties bring dirt and water to the back door. A waterproof floor in mudrooms and laundry rooms, with hardwood in the main living areas, is a common split.

We don't have a finished Rolling Hills project to show yet. This is one of our recent jobs in Pacific Palisades: light, wide-plank engineered hardwood through a two-story entry, with a curved staircase finished in matching treads and risers. It shows the kind of preparation and finish work we bring to every home.

Rolling Hills flooring questions

Can your crew get through the Rolling Hills gates?+

Yes. Before each visit and on install days we send you the crew names, vehicles and delivery details so you can register them with the gate. We plan material deliveries as one or two trips so the gate sees as little traffic as possible.

Is hardwood or luxury vinyl better for a Rolling Hills ranch home?+

Many owners use both: engineered hardwood through the living areas and bedrooms, and waterproof luxury vinyl or SPC in mudrooms, laundry rooms and areas with horse or pet traffic. We bring both so you can compare them in the same light.

Can you install hardwood over a concrete slab?+

Yes, if the slab passes the moisture test the flooring manufacturer requires. Engineered hardwood is glued down or floated over slabs; solid hardwood generally needs a wood subfloor to nail into.

Do you only sell materials, or install too?+

Both. You can buy flooring from us and have us install it, or buy materials only. If you already bought flooring elsewhere, ask us about installing it.

How long does an estimate visit take?+

Most visits take about an hour: we look at the rooms, measure, check the subfloor and stairs, and leave samples to compare.
